Etobicoke Real Estate Market Shows Stable Prices Despite Fewer Sales in August 2026

The August 2026 real estate market in Etobicoke’s W6 communities—including Alderwood, Humber Bay, Long Branch, Mimico and New Toronto—showed a relatively stable average sale price, while the number of sales declined compared with August 2025.

There were 74 home sales in August 2026, compared with 82 sales in August 2025, representing a 9.76% decrease in sales activity.

At the same time, the average selling price increased slightly to $867,508, compared with $864,053 in August 2025. That represents a 0.40% increase, indicating that overall prices remained quite stable year over year.

More New Listings, But Homes Are Taking Longer to Sell
There were 189 new listings brought to the market in August 2026, compared with 191 in August 2025—a modest 1.05% decrease.

Properties also spent more time on the market. The average days on market increased from 34 days in August 2025 to 38 days in August 2026, an increase of 11.76%.

This suggests that buyers may have more time to consider their options, while sellers need to pay close attention to pricing, presentation and marketing strategy when listing a home for sale in Etobicoke.

August 2026 Sales & Average Prices by Home Type

The market varied considerably depending on the type of property:

  • Detached homes: 16 sales with an average price of $1,371,688

  • Semi-detached homes: 4 sales with an average price of $1,142,379

  • Condo townhomes: 6 sales with an average price of $920,833

  • Condo apartments: 44 sales with an average price of $642,661

  • Freehold townhomes: 4 sales with an average price of $969,250

Condo apartments continued to account for the largest number of sales in the area, with 44 transactions in August 2026. This highlights the continued importance of the condominium market in communities such as Humber Bay, Mimico, Long Branch and New Toronto.
